Sellers were receiving 97% of their list price in Dec 08 and that number jumped to 100% for Dec 09. All in all, a negligible decrease in median sales price but a drastic decrease in both median days on market and units sold for Fremont.

Milpitas and Union City did not enjoy the type of success that Fremont did but it was not all bad news for them. Milpitas ca homes for sale ended up faring a little better than Union City ca homes for sale with a 8.55% increase in median sales price and a 59.14% decrease in median days on market though units sold were down by a small amount at 5.71%. Union City saw a 8.35% decline in median sales price and a 19.35% decline in units sold however median days on market saw a 16.30% improvement.

Its safe to conclude  buyers over eagerness to pick up whatever inventory comes on the market reviewing median days on market dropping substantially all across.
